There was one waterfront sale reported for Flathead Lake in May bringing the year-to-date total to just over $17M in sales with six transactions. The slow start to the selling season has this year trailing the past few years in both units and volume over the same period.
Inventory has begun to increase, including some lower priced properties that have moved the median list price down. We expect this will result in increased sales activity as we move through the summer season.

Residential inventory around the lake continues to increase both seasonally and year over year. The 44 residential active listings currently on Flathead Lake represent almost a doubling of the 24 listings at this time last year. Median list prices have responded with a drop from $4M in June of 2023 to $3M today.
