Flathead Lake Real Estate Summer has arrived to Flathead Lake! The lake levels have been holding within a foot of full pool, and the holiday weekend brought all of the activities we cherish on the water including family, friends, and fireworks. Waterfront sales activity has warmed up with the weather. There were six reported sales around the lake for the month of June, adding to a solid start for this year's sales. There have been a total of 20 sales year-to-date at an average of $3.367M per transaction. Residential inventory continues to increase, while land inventory has dropped. Active Waterfront Listings Residential inventory around the lake continues to increase. The 58 residential active listings currently on Flathead Lake represent a 21% increase in listings over this time last year, and represent the highest level of active inventory since October of 2020. However, we are still below the typical 100-120 residential listings available this time of the year typical in the pre-Covid era. Median list prices have resultantly been edging down to just under $3M. Waterfront land inventory has dropped from 12 to 8 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at just under $1M. |

Flathead Lake Condominium Market With nearly two dozen waterfront condominium communities around Flathead Lake, there has historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales. There have been only six condo sale reported thus far in 2025. The current inventory represents 31 months worth of inventory in the condo market. Sales have been slower for this segment, as many of these properties are more sensitive to the high interest rates. |
