Flathead Lake Real Estate Flathead lake has begun the highly anticipated transition from spring to summer! The lake is within 16 inches of full pool and boats are starting to show up at docks and slips along the lake's shore. There were three reported sales around the lake for the month of May, adding to a solid start for this year's sales. There have been a total of 13 reported sales year-to-date at an average of $2.55M per transaction. Residential inventory continues to increase, while land inventory has dropped. Limited inventory will keep transaction counts low this year and continue to buoy list prices.

The 56 residential active listings currently on Flathead Lake represent a 27% increase in listings over this time last year, and represent the highest level of active inventory since October of 2020. However, we are still below the typical 100-120 residential listings available this time of the year typical in the pre-Covid era. Median list prices have flattened out around $3M. Waterfront land inventory has dropped from 13 to 7 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at just over $1.25M. |
