Fruit trees are taking turns blooming their beautiful colors, the hummingbirds have returned, and the lake is beginning to fill with snow runoff. There were two reported sales around the lake for the month of April, adding to a solid start for this year's sales. Inventory appears to have stabilized, slightly above last year at this time for residential listings, but down for land listings. The 44 residential active listings currently on Flathead Lake represent a slight increase in listings over this time last year. Median list prices have flattened out around $3M. Waterfront land inventory has dropped from 13 to 6 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at just over $1M. |
