There was one waterfront sale reported for Flathead Lake in April bringing the year-to-date total to just over $16.5M in sales with five transactions. These numbers are slightly up from last year's sales over the same period with six transactions and $15.2M, but down from 2022 when sales through the end of April yielded only $25.9M in sales from 14 transactions.


While higher interest rates and inflationary pressures have imposed a cooling effect on the primary residential market, prices in the luxury waterfront segment continues to be buoyed by low inventory and sustained demand. We expect to see a continued influx of new inventory as the weather warms up and listing season gets into full swing.

Residential inventory around the lake continues to increase both seasonally and year over year. The 34 active listings currently on Flathead Lake represent more than a doubling of the 15 listings at this time last year. Median list prices have responded with a drop from $5.5M in May of 2023 to $3.3M today.


Waterfront land listings have pulled back slightly from 20 listings last year to 13 this month with prices remaining flat at $1.3M.
