Summer on Flathead Lake has been beautiful this year. The lake levels have been holding within a foot of full pool (see story below), and the monsoonal flow of rain has held forest fires at bay. Most locals prefer a few cloudy days over the possibility of smoke.

July was a big month for waterfront real estate sales. There were 10 reported sales around the lake for the month, adding to a solid start for this year's sales. There have been a total of 30 sales year-to-date at an average of $3.51M per transaction. The $105M in total sales is significantly outpacing the last few years going back to 2021.

Active Waterfront Listings

Residential inventory around the lake saw its first drop since spring, primarily due to the 10 units closed in July. The 52 residential active listings currently on Flathead Lake still represent a 4% increase in listings over this time last year. Median list prices have resultantly edged down to $2.5M.

Waterfront land inventory has been halved from 14 to 7 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at just under $1M.

Flathead Lake Condominium Market

With nearly two dozen waterfront condominium communities around Flathead Lake, there has historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales.

There have been only 10 condo sales reported in 2025. The current inventory represents 20 months worth of inventory in the condo market. Sales have been slower for this segment, as many of these properties are more sensitive to the high interest rates.
