Flathead Lake Real Estate The first week of April has provided beautiful early spring weather to the Flathead Lake area. The warm sunshine has begun to yield runoff from the snow packed mountains and the lake is beginning to fill quickly. There were two sales reported in March and a handful of waterfront homes are under contract and expected to close by the end of the month. Overall the market is matching last year's activity at this time. The lower priced sales so far this year have been primarily down the West Shore and mid-East Shores. Slightly more isolated locations and larger (more than 100 feet) frontage parcels translated to a lower average price per front foot shown below. |

Active Waterfront Listings April residential inventory on the lake ticked up for the first time after eight consecutive months of dropping. Inventory overall is holding relatively steady relative to last year, but still down significantly when compared to the past 5 years of data. Median active price ticked up slightly to just under $3.5M. Waterfront land inventory held steady at 5 listings for the same period. The median active price dropped significantly to $695k. This is due primarily to the small sample size and a shifting of larger parcels coming off the market. |

Below is a summary of currently active and sold units so far this year as compared to last year's sales. There were 26 condo sales reported in 2025. Sales started slow last year, then accelerated in early fall likely due to the lack of affordable single family inventory on the water and surpassed sales reported in 2024. |
