Flathead Lake Real Estate Spring has definitely sprung in the Flathead Valley. The fruit trees are all in full bloom with warm days and cool nights. Mornings are full of songbirds we have not heard since late last year and the lake is filling quickly (see story below). There were two sales reported in April and a handful of waterfront homes are under contract and expected to close by the end of the month. Overall the market is matching last year's activity at this time. Big Arm typically only reports 2-3 sales per year on the water, so it is rare that the only two sales reported for April of this year were in the Big Arm area. They are both fantastic properties that sold quickly. |

Active Waterfront Listings May residential inventory on the lake continued its upward climb as we head into the warmer months. Inventory overall is down 6 listings relative to last year, but still down significantly when compared to the past 5 years of data. Median active price is holding steady at just under $3.5M. Waterfront land inventory bumped up to 7 active listings. The median active price dropped significantly to $695k last month where it continues to stand. This is due primarily to the small sample size and a shifting of larger parcels coming off the market. |

Flathead Lake Condominium Market With nearly two dozen waterfront condominium communities around Flathead Lake, there has historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales. There were 26 condo sales reported in 2025. Sales started slow last year, then accelerated in early fall likely due to the lack of affordable single family inventory on the water and surpassed sales reported in 2024. The 6 sales reported this year also looks like a slow start to the year. The 23 active listings represent just over 15 months of inventory based on year-to-date sales. |
