Flathead Lake Real Estate 2025 Annual Sales Report The 2025 Flathead Lake real estate market placed third for all-time annual waterfront sales volume. The market pulled back for two years after the 2021 "covid spike", and has now had two consecutive years of upswing. There were a total of 53 reported sales and over $157M in total sales volume for the year. This represents a 32% increase in total volume and a 43% increase in transactions compared to 2024. The primary drivers of the growth were a combination of continued significant sales over $5M, and an increase in inventory and sales under $2M. |

The annualized segmentation of sales is represented in the table and graph below. The majority of transactions fell into the sub-$2 million range while there was a relatively equal distribution of transactions in the higher segments. There were a total of seven transactions over the $5M mark representing approximately $70M in total sales. |

The upper west shore and Polson showed significant increases in both transactions and volume. The lower west shore held relatively steady, and the Bigfork area reported a reduction in both metrics. |

Annual transactions and sales volume are graphed below. For the 15 years leading up the pandemic, the average transaction hovered around $1M for waterfront properties. The dramatic spike in sales beginning in 2020 are punctuated by the additional increase in average prices ($2.98M for 2025). As a result, 2025 ranks as third highest for sales volume, and just slightly below the 20 year average of 55 transactions per year. |

Active Waterfront Listings Residential inventory on the lake has continued to fall as a result of closed transactions and sellers taking a break from the market over winter. The 28 residential active listings currently on Flathead Lake represents a seasonal average compared to recent years. Waterfront land inventory has dropped from 7 to 6 listings for the same period last year. The median price held at just under $1.5M. |

Flathead Lake Condominium Market With nearly two dozen waterfront condominium communities around Flathead Lake, there has historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales. There were 26 condo sales reported in 2025. Sales started slow this year, then accelerated in early fall likely due to the lack of affordable single family inventory on the water and surpassed sales in 2024. |
