July was a wonderful month on Flathead Lake. Water levels remained at full pool, and warm weather delivered a classic Flathead summer. The start of August, however, has ushered in fire season, with smoke from fires in Washington and Oregon periodically obscuring our mountain views.

Two sales were reported in July, bringing year-to-date sales to just over $39 million across 17 transactions. Of the 49 active residential listings currently on the market, 15 are under contract, suggesting August could be a strong month for reported sales.

Inventory remains historically tight, leaving buyers with limited options, while pricing has generally remained stable despite fewer transactions. With a significant number of properties currently under contract, the second half of the summer selling season should provide a clearer indication of whether market activity is gaining momentum or will continue to trail historical averages.

Flathead Lake Condominium Market

With nearly two dozen waterfront condominium communities around Flathead Lake, there have historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales.

There were 26 condo sales reported in 2025. Sales started slow last year, then accelerated in early fall likely due to the lack of affordable single family inventory on the water and surpassed sales reported in 2024. The 14 sales reported this year also look like a slow start. The 29 active listings represent just over 16 months of inventory based on year-to-date sales.

Two larger Bear Dance units have sold this year, establishing a new price record for Flathead Lake condominium sales.
