Flathead Lake Real Estate October 2026 Sales What an extraordinary fall we have enjoyed in the Flathead Valley! An extended stretch of beautiful weather provided a spectacular display of fall colors, with our deciduous trees showing off brilliant shades of red, orange, and gold. As those leaves began to fall, we transitioned into what I like to call our "second fall," when the western larch, or tamaracks, turn a vibrant golden yellow, lighting up the mountainsides surrounding Flathead Lake. It has been a particularly beautiful season to enjoy everything this valley has to offer. October also brought some notable activity to the Flathead Lake waterfront market. Four residential sales totaling $17.25 million were reported, including a significant $10.3 million sale in Polson. Year-to-date sales have now reached $94.5 million across 34 transactions, with an average sale price of $2.78 million. While transaction volume continues to trail 2025, when 53 properties sold for nearly $158 million, pricing remains relatively stable. The average improvement-adjusted waterfront frontage value stands at $9,719 per linear foot, remarkably consistent with the previous two years. As we move toward winter, the market continues to demonstrate resilience despite a slower pace of transactions. Buyers remain selective, but well-positioned waterfront properties continue to attract attention, particularly those offering exceptional locations and amenities. With inventory tightening and another beautiful Flathead summer behind us, we will be watching closely to see how the market finishes 2026. |
