We are over a week into October, and beautiful late-summer weather continues to persist. Deciduous trees are at varying stages of color and we have seen several days of glassy water and clear skies.

There were four reported sales around the lake for the month of September, building on the increased sales volume earlier in the summer. With 4th quarter sales yet to be reported, we have surpassed 2023 in total sales at $91M in 26 transactions. The average sale price for 2024 is up nearly $1M over 2023 at $3.5M.

Inventory appears to have stabilized, up 24% over last year at this time, but seasonally decreasing to 46 residential units and 11 land listings currently available. We expect a modest seasonal decrease in transactions as we head into the late fall and winter months.

Residential inventory around the lake continues to increase year over year. The 46 residential active listings currently on Flathead Lake represent a 24% increase in listings over this time last year. Median list prices have jumped back up to just under $3.5M.

 

Waterfront land listings have held relatively flat in both units and median price.
