The battle between winter and spring continues to be waged on Flathead Lake. Blizzard-like conditions followed by warm days in the mid-60s mark the right of passage for April. The lake has taken on its annual emerald coloring from the glacial silt in the spring runoff.

There were three reported sales around the lake for the month of March, adding to a solid start for this year's sales.

Inventory appears to have stabilized, slightly above last year at this time for residential listings, but down for land listings. Limited inventory will keep transaction counts low this year and continue to buoy list prices.

Waterfront land inventory has dropped from 11 to 5 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at $1.25M.

With nearly two dozen waterfront condominium communities around Flathead Lake, there has historically been plenty of options for buyers who want the waterfront lifestyle without having to worry about maintaining a lake home. Below is a summary of currently active and sold units so far this year as compared to last year's sales.

There has been only one condo sale reported thus far in 2025.
