There were four waterfront sales reported for Flathead Lake in June bringing the year-to-date total to just over $36.5M in sales with 11 transactions. The slow start to the selling season is similar to the start of 2023 over the same period with 12 transactions and $29.9M.


Inventory has begun to increase, including some lower priced properties that have moved the median list price down. We expect this will result in increased sales activity as we move through the summer season.

Residential inventory around the lake continues to increase both seasonally and year over year. The 48 residential active listings currently on Flathead Lake represent almost a doubling of the 28 listings at this time last year. Median list prices have responded with a drop from $4M in June of 2023 to under $3M today.


Waterfront land listings have held relatively flat in both units (12) and median price ($1.3M).
