Flathead Lake Real Estate It is early March and unstable Rocky Mountain spring weather is upon us. February was another relatively dry month for precipitation, and The Flathead basin is currently experiencing a "below-normal" snowpack, with levels hovering around 73% to 88% of the median as of early March. There were five sales reported in February and a handful of waterfront homes are under contract and expected to close by the end of the month. This is a bit of a bounce back from a slower start in 2026 compared to last year. For January and February last year, there were also five total sales, but with a total volume of $16.4M. The lower priced sales so far this year have been primarily down the West Shore and mid-East Shores. Slightly more isolated locations and larger (more than 100 feet) frontage parcels translated to a lower average price per front foot shown below. |
