Flathead Lake Real Estate Flathead Valley youth are back in class for the new school year which officially heralds the end of summer for the area. Unofficially for the rest of us, we hope to still have another month of warm weather and a few good water days. Some regional fires finally caught up to the dry conditions and smoke has filled the valley this first week of September. August was a big month for waterfront real estate sales. There were 12 reported sales around the lake for the month, which is the most transactions for any single month going back to July of 2021 (14). There have been a total of 42 sales year-to-date at an average of $3.03M per transaction. Active Waterfront Listings Residential inventory around the lake notched its second consecutive drop this year, primarily due to the 12 units closed in August. The 47 residential active listings currently on Flathead Lake roughly match inventory for this time last year. Median list prices bounced back up to $2.85M due to the sale of several lower priced listings. Waterfront land inventory has dropped from 10 to 7 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, holding this month at just under $1M. |
