Flathead Lake Real Estate Summer on Flathead Lake has been beautiful this year. The lake levels have been holding within a foot of full pool (see story below), and the monsoonal flow of rain has held forest fires at bay. Most locals prefer a few cloudy days over the possibility of smoke. July was a big month for waterfront real estate sales. There were 10 reported sales around the lake for the month, adding to a solid start for this year's sales. There have been a total of 30 sales year-to-date at an average of $3.51M per transaction. Active Waterfront Listings Residential inventory around the lake saw its first drop since spring, primarily due to the 10 units closed in July. The 52 residential active listings currently on Flathead Lake still represent a 4% increase in listings over this time last year. Median list prices have resultantly edged down to $2.5M. Waterfront land inventory has been halved from 14 to 7 listings for the same period last year. The decrease in inventory has resulted in instability in the reported median prices, coming in this month at just under $1M. |
